LoSo Could Get a New 15-Acre Mixed-Use District

Lower South End’s transformation may be far from finished. Pappas Properties has proposed redeveloping approximately 15 acres at 4405 Yancey Road, near Olde Mecklenburg Brewery.

The property was previously associated with Piedmont Natural Gas and is currently largely separated from the surrounding neighborhood. Proposed plans would replace that setup with a mix of apartments, townhomes, retail, restaurants and hospitality-oriented uses.

That matters because LoSo is increasingly functioning as more than South End’s brewery-heavy neighbor. Housing, restaurants and businesses have continued moving into the area, gradually creating the kind of mixed-use environment where residents have more reasons to stay within the neighborhood.

There’s an important caveat: this is still a proposal. Rezoning has to move forward before the vision becomes reality, meaning renderings shouldn’t be confused with bulldozers.

Still, projects like this are worth watching if you own, buy or invest around LoSo. Major redevelopment can reshape traffic patterns, amenities, walkability and ultimately how buyers view the surrounding blocks.
